How We Calculate Gross Median Rental Yield:

To calculate the gross median rental yield, we follow these steps:

Data Collection: We gather data on property prices and rental rates from local real estate listings in 3 to 8 major cities within each country. This data is typically for apartments unless houses, townhouses, or maisonettes dominate the market.

Median Property Price: We determine the median property price for rental properties in each city. The median represents the midpoint, meaning half the properties are priced higher, and half are priced lower, giving a balanced view that reduces the impact of extreme values.

Median Rental Rate: Similarly, we calculate the median monthly rental rate for the same types of properties in those cities. This rate also represents the middle value, ensuring the data reflects typical market conditions.

Annual Rental Income: To estimate the annual rental income, we multiply the median monthly rental rate by 12 (the number of months in a year).

Gross Rental Yield Calculation:

(Median Monthly Rent x 12) ÷ Median Purchase Price x 100

This gives the gross rental yield as a percentage of the property price, reflecting the return an investor can expect before expenses like taxes, maintenance, or management fees.
