How to interpret median asking prices:
- Asking vs. sale prices: These are the prices sellers advertise, which may differ from the final prices buyers pay.
- Median prices: The median is the middle asking price among listed properties. It describes a typical listing, but changes in the mix of listings can move the median even if prices for comparable homes stay the same.
- Bedroom count: One, two and three bedroom homes are shown separately. Homes within each group can still differ in size, location and quality.
- Annual change: The percentage change compares the latest median with the median from the same period one year earlier. It does not track the value of the same properties over time.
- Currency: If prices are shown in EUR or USD, exchange rate changes can affect the figures even when asking prices in local currency do not change.
