Trend: house prices down 1.86% y-o-y in Q2 2018

The nationwide house price index fell by 1.86% during the year to Q2 2018, in sharp contrast with the y-o-y rise of 7.36% in the previous year and the first annual decline since Q3 2012. Quarter-on-quarter, house prices dropped 2.21% during the latest quarter.

House prices surged by 44% in the past 6 years.

Analysis: Demand and supply falling. Homes sold in one- to two-dwelling buildings fell by 7.1% y-o-y to 12,991 units in Q2 2018, after falling by 1.8% last year according to Statistics Sweden. Dwelling starts in newly constructed buildings fell by 20.5% y-o-y in Q2 2018, while completions dropped 29.3%.

Rents, rental yields: yields figures are hard to get. 

Stockholm apartment costs are around €6,991 per sq. m.

Recent news: The Swedish economy is projected to expand by 2.4% this year, from annual growth rates of 2.3% in 2017, 3.2% in 2016, 4.1% in 2015 and 2.6% in 2014, according to the European Commission.
